How it works

Read the result with the formula and assumptions in mind.

Short answer

This calculator applies the current RPGT rate and, for eligible individuals, the Schedule 4 exemption to the estimated gain before private-residence elections or other reliefs.

Formula

Calculation logic

Pre-exemption gain = disposal price - acquisition price - allowable costs. For an eligible individual disposing of the whole property, the Schedule 4 exemption is RM10,000 or 10% of that gain, whichever is higher. For a partial disposal, the RM10,000 component is prorated by the portion disposed. Estimated RPGT = remaining chargeable gain x the current rate for the exact holding period.

Example

Worked scenario

Example: enter the exact acquisition and disposal dates, prices, allowable costs and seller status to estimate the holding period, Schedule 4 exemption where applicable, chargeable gain and tax.

Assumptions

Before using the number

  • The estimate uses the current RPGT regime; the rate depends on seller status and the holding period between exact dates.
  • The Schedule 4 exemption is included for eligible individual categories, including the partial-disposal proration, but private-residence elections, prior losses and other reliefs are not.
  • Tax rules can change, so final filing should use current LHDN guidance.

Interpretation

How to use the result

  • Check seller category and exact dates first because they determine the holding-period rate.
  • Allowable costs and exemptions require supporting facts and documents; the calculator cannot verify them.
  • Use current HASiL filing guidance for the actual disposal and obtain tax advice where the facts are complex.
