Short answer

This calculator estimates your maximum housing loan by turning your available monthly instalment into an approximate loan amount.

Formula

Calculation logic

Available instalment = net income x selected DSR - monthly commitments - assumed credit card commitment. Loan capacity is then reverse calculated from the instalment, rate and tenure.

Worked scenario

Example: if net income is RM8,000, existing commitments are RM1,200 and the selected DSR is 70%, the calculator first estimates how much instalment room remains before converting it into loan capacity.

Assumptions

Before using the number

  • Credit card outstanding is treated as a 5% monthly commitment estimate.
  • Different banks may use different DSR caps, income recognition rules and stress rates.
  • The result is an illustration, not a bank approval.

Interpretation

How to use the result

  • Treat the maximum loan as a screening ceiling, not a comfortable spending target.
  • Test a lower DSR and a higher rate to see how sensitive the estimate is.
  • Document quality, credit conduct, property acceptability and each bank's policy can still change the outcome.
